The extra bedroom is usually already inside your roof. We handle the structure, the staircase, the ensuite and the building control sign off, without a single subcontractor turning up unannounced.
Usually the cheapest room you will ever add
You already own the space, it already has a roof, and it rarely needs planning permission. What it needs is the structure done properly: floor joists sized for habitable load, a compliant staircase, fire separation and enough insulation to pass.
That is the bit people get wrong when they use four separate trades. We do all of it, so nobody is waiting on anybody.

What it involves, honestly
Lofts are disruptive for a fortnight and then quiet.
We measure the head height first
Before anything else. If there is not enough height under the ridge, a dormer fixes it and we will tell you what that adds. If it genuinely will not work, we will say so rather than take a deposit.
Drawings and building control
Structural calculations for the new floor, then building control booked. Most conversions fall under permitted development, so planning is usually not needed.
Structure and roof
The noisy fortnight. Scaffold up, new floor in, dormer framed and made watertight, windows in.
Staircase, ensuite and finishing
Stairs, plumbing, plastering, second fix carpentry and decoration. Site cleared at the end of each day.
Sign off
Building control inspect and certify, and you get the paperwork for when you sell.
